Permitting, Statutory Filings & Material Delivery
Under Florida Statute Β§713.13, any direct roofing improvement exceeding $5,000 mandates a recorded and notarized Notice of Commencement with your county clerk of court (Escambia, Santa Rosa, or Okaloosa). Hart Roofing coordinates and verifies this filing so municipal building inspections proceed smoothly.
Your architectural shingles, synthetic underlayment rolls, drip edge, and installation accessories are delivered 24 to 48 hours prior to build day by our regional wholesale partners (ABC Supply Co. or Beacon Building Products) via specialized heavy commercial trucks.
Where roof slope and power line clearances permit, materials are βroof-loadedβ directly onto ridge peaks. When not feasible, items are safely ground-dropped onto the driveway. A dedicated roll-off dumpster or hydraulic debris trailer will arrive to receive tear-off debris.
Homeowner Property Preparation Checklist
Roof replacements involve structural teardown, heavy materials, and active mechanical vibration. Taking these precautions protects your property, family, and vehicles while ensuring the crew can work efficiently:
| Property Area | Action Required | Why It Matters | Timing |
|---|---|---|---|
πDriveway & Parking | Park all personal vehicles on the street or at a neighborβs house. Leave garage doors clear. | Material delivery flatbeds, dump trailers, and crew vehicles will occupy the driveway. Vehicles inside the garage will be blocked in during active operations. | By 8:00 PM the evening before build day |
πͺ΄Lawn & Patio Furniture | Move outdoor patio furniture, barbecue grills, potted plants, yard decor, and garden hoses 20 feet away from the roofline. | During tear-off, old shingles and fasteners are dropped from the eaves into containment tarps. Clearing the perimeter prevents accidental damage. | The evening before build day |
πΌοΈInterior Walls & Decor | Take down loose wall art, framed photos, decorative mirrors, and unsecured shelving. | Tear-off shovels, foot traffic, and pneumatic nailers create continuous structural vibrations through roof trusses and wall studs. | The evening before build day |
π¦Attic Storage Protection | Cover stored boxes, luggage, clothing, and heirlooms in the attic with lightweight plastic drop cloths or tarps. | Stripping original fasteners and decking inspection can dislodge small sawdust particles, old paper, and shingle granules through decking seams. | 1β2 days prior to build day |
πΎPets & Children | Keep pets and young children safely indoors or make arrangements for them to stay off-site during work hours. | Roofing is an active construction site with falling debris, loud compressor noise, and open perimeter gates for ladder and disposal access. | Full duration of build day |
πNeighbor Courtesy | Give immediate adjacent neighbors a friendly heads-up regarding the upcoming roof replacement date. | A brief courtesy heads-up prevents surprises regarding delivery truck turning space, equipment staging, and morning construction sounds. | 24β48 hours prior to build day |

Build Day Operations & Crew Workflow
Crews Arrive Promptly at 6:45 AM β 7:00 AM
Our roofing operations are strictly exterior. You do not need to be home or take off work during installation. Exterior electrical outlets and hose spigots may be briefly utilized. (Note: If your contract includes new skylight framing or interior ceiling repairs, our field supervisor will schedule a coordinated 30-minute interior window).
We strip all existing roofing layers and degraded felt down to bare wood decking. We never shingle over old materials. This exposes the underlying structural deck for comprehensive inspection.
Once exposed, our field supervisor inspects all plywood and OSB sheets for moisture damage, dry rot, or fungal delamination. Any defective decking is cut back to truss centers and replaced with fresh structural wood to ensure a secure fastening base.
Cleanliness and vehicle tire safety are top priorities. Our crew uses industrial magnetic sweepers repeatedly across your driveway, walkways, flower beds, and turf to collect stray nails and metal fasteners before departure.
Inspection, Quality Sign-Off & Project Closeout
Once installation is complete, the city or county building inspector (Escambia, Santa Rosa, or Okaloosa) conducts the official structural inspection to verify compliance with the Florida Building Code (FBC) and municipal permit requirements.
Our operations supervisor performs a detailed final review of all flashings, chimney saddles, ridge caps, drip edges, and ground perimeter cleanup to guarantee the highest standard of craftsmanship.
Upon final verification and your full satisfaction, the remaining balance invoice is presented for settlement. You will receive final project completion receipts for your personal records or insurance files.
